Creating a legally binding agreement is one of the most important things you can do when handling a private mortgage transaction. The company's general counsel is The Reges Law Firm, P.C. owned by Mark Reges, Esquire. Currently there are six attorneys on staff with the firm. Central Processing Center/Elite Settlement is a corporation organized and existing under the laws of the state of Maryland and a settlement company. Central Processing Center/Elite Settlement complies with all State and Federal regulations including RESPA and HUD.

When you settle on your Private Mortgage Loan through Seneca Commercial Property, Central Processing Center/Elite Settlement will work on your behalf to ensure that all of the required documents have been signed and are in place. Prior to your loan being funded, they will verify that all of the loan conditions have been met by Seneca. Hazard insurance naming you as the mortgagee must be in place, the property must have a clear title and a title insurance policy listing you as the insured must be in force. All monies and documents will be held in escrow until all loan conditions have been met and closing has completed.

After settlement, you will receive from Central Processing Center/Elite Settlement a closing package which contains the following:

  • Promissory Note

  • Recorded Deed of Trust

  • Hazard Insurance naming you as mortgagee

  • Comparable Market Analysis

  • Property Investment Analysis Worksheet outlining the cost and profit in the deal

These documents, coupled with the support of the area’s most respected real estate professionals and Seneca’s own internal lending systems and practices all work to ensure the security of your mortgage loan funds.

With the Seneca Commercial Property Private Mortgage Loan Program, we have developed a system to easily facilitate your private mortgage loan. Our team of experts will handle all of the details. We have hired some of the nation’s most respected Accountants, Attorney’s, Contractors, Appraisers, Home Inspectors, Realtors, Settlement Agents and other industry professionals to support our Private Lenders. It is their job to get you the proper documentation and protect your interests.

What’s more is that all of this costs you nothing. All costs are paid by Seneca Commercial Property and we make the process smooth and simple for you. If you make a $100,000 loan, you send a check for $100,000 to the closing agent and you get a Deed of Trust (mortgage) for $100,000.
 

Make a Mortgage Loan in Three Simple Steps:

 

1.  Decide Your Loan Amount - You’ll complete a one page funding commitment form and closing instructions document. This will confirm the amount of the loan you will make and ensure that the settlement company has all of the required information to properly record your deed.
 

2.  Fund Your Loan - You will make a payment directly to the settlement company. The settlement company will then apply your funds to the purchase and repair costs of the property. By having a reputable and experienced settlement company handle your money through an escrow account, you receive the protection and peace of mind you deserve.
 

3.  Collect Your Payments - You will receive quarterly or annual interest payments at 12% per annum while your money is invested with Seneca Commercial Property. When we sell your investment property, you have the option of being cashed out immediately or transferring your Deed of Trust to another available investment property. Most members have chosen to transfer their principal and reinvest all or some of their profits to receive the benefit of compounding their returns, but it is your choice.
