Realtors!

    Realtors, this is a great opportunity to break into commercial real estate! Take a look around, look at where the big commissions are being made… it's not the Residential market any more… it's commercial sized properties.
 

For example:
$200,000 Single Family House @ 6% commission split = $12,000; then your brokers split that, so that's $6,000 for your side of the transaction. Now, you have to split that with your broker 80/20 so you keep $4,800.

$2,000,000 Multifamily Property @ 3% commission split = $60,000; then your brokers split that, so that's $30,000 for your side of the transaction. Now, you have to split that with your broker 80/20 so you now keep $24,000. (Psssst… Seneca buys properties in the $3.5M-$5M range… do the math!).

    If you don't have experience in Commercial Real Estate, that's Ok, we're looking for realtors with a desire to learn, a "Get 'er done" work ethic, and a great attitude.
    Commercial real estate doesn't have a MLS system like residential. So 80% of the commercial sized deals come via "pocket listings". Agents work with other agents and property managers to pass deals around until a buyer is found. The key is for you to have a buyer when a deal comes across your desk (bulletin board, email, word of mouth, etc.). We are targeting buying 4-5 properties per year.
