At SENECA COMMERCIAL PROPERTY, our objective is to purchase quality, but temporarily distressed, multifamily and commercial properties in the south and southwestern United States at prices significantly below replacement value. Within 24 months, we acquire, rehab and maximize operational efficiencies to increase the market value of the property by no less than 30% and typically within 5 years, resell the property for a healthy return.

Each property is thoroughly scrutinized to develop a plan for improving market value and maximizing cash flow. After acquisition, our in-house management company takes over to get the property operating profitably, quickly. Utilizing our experience in reconstruction, leasing and management, SENECA COMMERCIAL PROPERTY turns distressed properties into beautiful, high yielding assets.

Simply put, we are value investors. We realize this value through our below-market acquisition process. We continue by increasing the market value of the property through high impact rehab and maximization of operational efficiencies (i.e. curing vacancy, minimizing unnecessary expenses, increasing rents, etc.) rather than rely on simple appreciation of the property over time. The greatest return for our partners and investors will come, in the shortest amount of time, through our value method.
 

Results

Because we only invest in multifamily and commercial properties, we have refined the process of acquiring and managing these properties to produce quality, profitable investments. Our reward has been a consistent track record of favorable returns to our investors and private lending partners. We maintain accountability to our private lending partners through ongoing quarterly reports for each property. Additionally, because SENECA COMMERCIAL PROPERTY does not accept a return on a property until AFTER our investors and private lending partners have been paid, our interests remain closely aligned with those of our investors and private lending partners.
